    @macpatrik: EXACTLY what I was thinking. You could i suppose get a little carpet to put over it when you had the blacony down... also adding a door would be a good idea... a door/window/balcony per say...

    @CCM333: While you're at it, why not make the balcony fixed, so that there's nothing mechanical to fail and you always have that extra square footage?
